Finding Her Niche in Residential Appraising
A profile of Katya's path into the profession and her experience with complex and nontraditional homes.
ABOUT REAL ESTATE APPRAISAL LLC
Real Estate Appraisal LLC is Katya Borisova’s residential appraisal practice in Scottsdale. She works with homeowners, investors, and families on single-family homes and condominiums, as well as luxury and complex residential properties.
Before founding her practice, Katya spent more than 15 years in corporate development and strategy, leading business transformation and process improvement projects. An MBA graduate, she brought that analytical background into a field she was already exploring as a property owner.
She began her transition into appraising in 2020. Investing had given her a personal reason to understand property value: she wanted to assess a purchase for herself and understand the evidence behind the price. She trained under a supervising appraiser and built a new career around that question.
Katya’s investment experience includes buying a condominium, managing its renovation, and selling it, along with owning rental homes and operating co-living properties. She has worked through contractor decisions, renovation costs, and the day-to-day demands of rental ownership herself.
That experience gives her a practical understanding of what is at stake when someone asks for an appraisal. A purchase, a renovation, and a resale each raise different questions about value. She understands those questions from the owner’s side as well as the appraiser’s.
As her appraisal practice grew, Katya developed experience with manufactured homes and co-living properties. She sought additional training and guidance from experienced appraisers, building professional relationships that helped her research property types beyond her initial training.
Her work with these homes became part of the story featured in Working RE. It reflects a willingness to investigate unfamiliar property characteristics and develop the knowledge needed to evaluate them. That experience complements her work with conventional homes and condominiums.
Katya also shares appraisal knowledge with real estate agents, investors, and title-company professionals. Her discussions address questions she encounters in practice, including how to select useful comparable sales and how renovation choices relate to value.
She has spoken about the importance of professional mentors and makes time for people considering an appraisal career. Her interviews below offer a chance to hear how she explains her work and the experiences that shaped her business.
