Three questions to ask about a comparison

Is the nearby sale a useful match?

Later in the interview, Katya contrasts an interior-lot home with homes directly on a golf course. Being in the same community does not erase that difference. Market evidence is needed to understand its effect; the example is not a fixed adjustment rule. Watch that later discussion at 16:33.

What did the renovation change?

Renovation quality can change the comparison. A project budget describes spending; it does not establish the resulting appraised value.

What supports the target value?

An investor’s target needs market evidence. Treat the desired result as a question to investigate, not a conclusion the appraisal must reach.
